Estates and Maintenance Manager
Job Description Job Purpose : To manage the maintenance of the entire Dreamland Estate including its associated landscaping, facilities and buildings To effectively manage the estates maintenance team, ensuring that needs of the business are fully met Key responsibilities include ensuring that all facilities are well presented to the highest standards. The individual is expected to work closely with the Head of Facilities and technical Services and senior team in the strategic planning of the businesses, providing and supplying information wherever necessary to assist in achieving the goals and targets as set by the company. The nature of the business demands flexibility over working hours to suit each event and the preparation involved. Role and Responsibilities: Presentation of all facilities in advance of customer arrival and throughout all park and events Implementation and management of a robust PPM scheme covering the whole estate and associated buildings and facilities. To take full responsibility for all grounds and gardens maintenance on the estate To ensure that the above are maintained to the highest possible standards Carrying out remedial repairs such as required To maintain records of work completed in each of the areas as stated above and maintain in annual log books or implementing a system to be agreed with the Head of operations & Facilities To continually review working practices in each area, challenging historic practices and looking for improved methods of work, to include new types of machinery and equipment. To ensure that each item of equipment used within the estate grounds department is logged, recording its type, supplier, age and evaluated in terms of its general condition. This is to include plant, machinery and irrigation equipment Following health and safety regulations Ensure all buildings are properly lit, heated/cooled and serviced Ensuring all drains, gutters are clean or emptied as required around the demands of park. Taking a hands-on approach where appropriate to ensure all legal and insurance requirements are met with regards to testing and record keeping for areas including but not limited to the following: Legionella control and management Pest control Equipment servicing and maintenance, Implementation and use of defect procedure CONTRACTORS AND SUPPLIERS: Ensuring all contractors undertaking works at dreamland have relevant insurances, permits or certification paperwork as required in line with the contractors policy Creating specifications for works, obtaining quotes and appointing contractors that deliver best value for money. Advise where costs can be saved or efficiencies made through alternative suppliers and agreements. Ensuring all contracted works are completed in accordance with the agreed specification and budget. HEATH AND SAFETY: Carry out and document weekly site walks to identify any maintenance issues across all buildings including all front of house and back of house areas. To be an ambassador for Dreamland and for our site, taking personal responsibility for finding out about our product and services, and at all times striving to represent the Company in the most professional, courteous and efficient manner possible. The above list is not exhaustive, due to the park needs individuals may be required to carry out additional duties. To ensure maximum efficiencies within the park, flexibility is essential. Individuals will be required to assist in other areas.
